Empty Nest Farm Has an opening for two geldings. This is our private farm located on the Prince William and Loudoun County line in Haymarket, VA at the base of Bull Run Mountain. We have a six stall center aisle Morton barn with hot and cold water wash stall, heated and air conditioned tack room with a microwave and coffee/tea, etc. available for our boarders. The feed room has a full size refrigerator for supplements and medications along with provided drinks. The stalls are 12x12 fully matted and are bedded with triple screened fine pine shavings. The stalls have either a dutch door or large sliding window with safety bars. Each stall has lighting, corner mount hay rack, mounted fan and electrical outlet outside the stall door as well. Each stall has two heated water buckets in the winter. The stalls are monitored by Nest cameras so that we can keep an eye on the horses when they are stalled. The farm sits on twelve acres consisting of 7 paddocks with either run-in sheds or natural shelter. There are Mira-fount automatic waterers in all seven paddocks. All of the fencing is 3 board oak fencing. We have electric hot wire professionally installed on the top of the fence posts. Horses are grained twice daily with Triple Crown feeds and hay thrown as needed, square bales only. Boarder provided supplements given at no additional fee. Horses are fly masked and blanketed as well. We use Fly Predators wasps so very little fly population. Trailer parking at no extra charge. The horses are mostly outside and allowed to be horses. The stalls are primarily used for inclement weather and lay-up, In the summer the horses are in their stalls in 90 degree weather with night turnout. We have a 100x200 ft. Gold Cup arena with sand and bluestone dust footing.This is a peaceful place with beautiful views of the Virginia countryside. There is an equestrian easement through our community so we do offer some ride out. We are located in close proximity to Long Park, Silver Lake, Conway Robinson and the Manassas Battlefield which are all equine friendly. We are in the middle of Virginia horse country so easy access to Middleburg, Leesburg and Chantilly. Geldings only so no mixed herds. Wonderful opportunity. $725 per month. If full stall board required $900.00 per month.
