* Apartment will be rehabbed in July 2021: gray carpet and gray paint with white trim

* 700 sq ft one bedroom / one bath basement apartment on farm. It can also be set up as a two bedroom; the living room becomes 2nd bedroom with a small common areas (as the pictures show).

* No more than two adult humans and one minor child due to zoning ordinance.

* We rent the first and second floors of the farm house as a vacation rental, mostly to wedding guests. www.VRBO.com/1103636

* We have a regular groundskeeper and housekeeper to handle the vacation rental; however, it is possible for the basement tenants to help out with projects. It is also possible for tenant to take on housekeeper responsibilities (8 hours; nearly weekly) and/or groudskeeping responsibilities (8 hours weekly during the growing season).

* Basement tenants also bear a certain amount of PAID clearly defined emergency responsibilities and small tasks here and there. It is generally around 5 to 10 hours per month. For a list of typical responsibilities, please see below.

* It may be possible to have a horse or other livestock with additional rent (to be discussed).

* Zip code in Leesburg (really Ashburn or Brambleton), 7 miles SOUTH of the Town of Leesburg and 3 miles from Brambleton Town Center; close to Sterling border; Exit 3: Shreve Mills Road on Route 267/Toll Road

* ABSOLUTELY NOWHERE NEAR ANY METRO STATIONS OR ANY OTHER PUBLIC TRANSPORTATION, but perfect for anywhere on the Toll Road (Route 267), Route 28, Route 7, and for Leesburg, Ashburn, Chantilly, South Riding Sterling, Dulles, Reston, and Herndon

* Laundry shared with upstairs

* Credit check and background check (recovering credit with good explanation acceptable)

* Can lend some furniture if needed

* Cats ok

* Dogs can be considered upon temperament test (dominant breeds unlikely); however, please know that we have had issues with dogs and guests in the past so we would need to meet the dog and discuss options in the event of dog misbehavior.

LIST OF TYPICAL PAID RESPONSIBILITIES ($20 / hour)

  • Vacation and emergency housekeeping

  • Vacation and emergency groundskeeping

  • Verifying that seasonal groundskeeping is being done weekly

  • Verifying that housekeeping has been completed prior to each guest

  • Verifying the house key is accessible to each guest

  • Stocking house supplies prior to each guest

  • Inventorying supplies weekly

  • Receiving shipments and putting them away

  • Completing post-guest inspection within 8 hours of guest departure

  • Checking oil levels weekly

  • Finishing laundry that housekeeper has started

  • Interviewing groundskeepers and housekeepers

  • Reporting issues with guests

  • Reporting maintenance issues

  • Running errands

  • Verifying guest complaint

  • Fueling the house daily in an emergency

  • Adjusting HVAC louvers seasonally

  • Adjusting thermostat

  • Awaiting and/or providing access to repair technicians

  • Turning outside water on and off

  • Dripping water in utility faucet in adverse weather conditions

  • Filling guest bathtubs with water prior to adverse weather conditions

  • Stabilize emergencies until Contractor or Assignee can take over

  • Other time-critical urgent needs as assigned



    NOTE: Tenant is responsible for snow removal. The 1/8 mile farm road is plowed only when snows hit 6" or more.
